BGV Development opens new ZHYTO shopping center in Zhytomyr

On April 19, the official opening of the new ZHYTO shopping center, developed by the BGV Group Management group of companies led by Gennadii Butkevych, took place in Zhytomyr. In March, BGV Development—a company within the group—completed a six-month reconstruction of the shopping center’s premises. Located in Zhytomyr’s historic Kroshnia district, the shopping center sits at the intersection of Otamaniv Sokolovskykh Street and Nezalezhnosti Avenue, offering a convenient location for visitors.

ZHYTO has a total area of 3,811 m² and follows the retail park format. This means each store has a separate street entrance, parking is available near the storefronts, and the open layout allows for easy access without internal galleries typical of traditional malls. The center spans two levels: a basement and a first floor. For guest convenience and accessibility, a panoramic elevator has been installed.

The center accommodates up to 15 shops and cafés, featuring businesses from various price points and market segments, including several well-known brands. Among the tenants are: the ATB supermarket, Sinsay clothing store (part of the LPP Group), the Prostor home goods and cosmetics chain, Andi and Obrana clothing and lingerie stores by Anabel Arto, Zhytomyr’s largest multimarket “Avrora,” the My Flora flower boutique, the LAPA pet store, as well as cafés and pharmacies. The shopping center is expected to attract approximately 120,000 visitors each month.

“BGV Development continues to actively renovate and build new commercial facilities, with a particular focus on strengthening regional retail infrastructure. As of early 2025, we have already commissioned over 10,000 m² of commercial space, and we plan to further increase this figure by the end of the year. Since 2024, we’ve been implementing a new retail park format for us—a network of small shopping complexes in smaller towns and district centers. We hope this will not only bring major brands to underserved areas, but also stimulate regional economies by boosting turnover and creating new jobs. For instance, the construction of the ZHYTO shopping center has already created over 180 jobs,” said Maksym Kovalenko, director of BGV Development.

In the near future, the company also plans to open similar retail parks beyond the Zhytomyr region.
